Planning a house move in early 2022? Get organised now.

Whether you’re planning on selling or buying a property in the New Year, we recommend getting organised now so you can enjoy the upcoming holidays and be prepared for the January rush.

Rightmove’s director of property data Tim Bannister has said, “January is usually one of our busiest months of the year as people start to make new year plans to move”.

Along with Rightmove, other major property portals have reported record-breaking numbers of visitors on their websites from Boxing Day and throughout January.

It’s common for people to make ‘big’ decisions over the holidays and as the new year approaches, which often includes plans for moving. For sellers, this means it’s a fantastic time for you to get your property on the market with an influx of buyers who could be looking for a home just like yours. For buyers, it means a greater choice of properties coming onto the market.

Whether you are looking to find a bigger home or somewhere more manageable, we know it’s important to find the right place, no matter what your situation is.

Getting organised when selling in the New Year – things to consider:

  • Paperwork and finance

If you’re planning to move to a new home once your property is sold, you’ll want to have your finances in order to be able to know how much funds you have for your new place. It’s also important to have the necessary paperwork ready that will be required from different parties including your solicitor – if you haven’t seen them for a while, it’s time to dig them out.

  • Property particulars

Prepare your property so it is ready for the marketing stage. This includes decluttering and importantly taking down Christmas decorations for when professional photography gets carried out to ensure the listing does not look too seasonal when it goes live.

  • Packing

When you know you are going to be selling your property, it can never be too early to start packing so you can swiftly move from one place to another. Create lists, categorise items to repair, sell or donate and book a removal company to help with your move.

  • Repairs or refurbishments

It’s time to sort any DIYs or refurbishments that have been hanging around for a while. This will save you trying to do it right before viewings take place and help you tick off another to-do job on your list.

Along with focusing on and considering the above points to help you get organised for selling in the New Year, we can take you through our selling process and answer any questions you may have.
