Energy Performance Certificate (EPC) do i need one?
Since the 1st October 2008, it is a legal requirement for all landlords to have a valid EPC for their property before it can be let.
What is an EPC?
An ENERGY PERFORMANCE CERTIFICATE (EPC) assesses the actual and potential energy saving aspects of a particular property and is rated from A-G (100-1) with: A (100) is best, and: G (1) is worst.
Energy Performance Certificates are carried out by qualified Domestic Energy Assessors or Home Inspectors and will also show the buildings environmental impact by indicating its (CO2) emissions.
How long is an EPC valid for?
An EPC can be used for up to 10 years, though if a newer EPC is produced for the property only the latter is valid.
Who is responsible for making the EPC available?
The LANDLORD is the ‘relevant person’ under EPC legislation and is responsible for making the EPC available. The seller/landlord, NOT THE AGENT, is liable to a penalty charge if the EPC is not made available.
How do I order an EPC?
