The recent recession demonstrates just how resilient the property lettings and management sector is – particularly if you are geared to approach larger independent and institutional clients as RedstonesTM is.

  • ‘Accidental Landlords’ – There is a larger pool of available houses to be let, because they can’t be sold by individual owners or by investment companies and developers
  • Asset management companies handling repossessions of properties and the assets of liquidated companies that will let them to get them off their hands – and buy fully into management services so that they have no hassle from them.
  • There are less ‘first time’ buyers because they can’t raise a mortgage to move out of rented property and into their own. This has two benefits for Property Agents – 1) There are more people looking to rent and 2) those renting stay on contract longer.

Of course, lettings and property management are strong in a good economy too.

 

We are different from the ‘traditional’ competition.

 

Traditionally, property agents take high-street premises, they advertise a handful of properties in the window and have to staff the ‘shop’ to deal with walk-in customers. So ‘shop’ based lettings agents incur more cost, have to deal with many landlords each with one property – rather than a few with many properties – and must pass on those costs to their clients in higher prices.

 

But the market doesn’t need high street agents anymore.

 

Tenants now select properties from online property websites and want to meet at those properties for viewings – already armed with the details downloaded from the net and the GPS coordinates to get them there!

 

Similarly, landlords now seek out and compare local agents online or from ‘To Let’ boards they have seen in their area.

 

So, why join a franchise that makes you have an expensive high-street ‘shop’ – if you don’t need one?!
