There are a number of stages to the Letting Process and these are highlighted below

Stage 1: Market Appraisal
Redstones Letting agents Wolverhampton will carry out a free, no obligation Market Appraisal at a time convenient to you, providing you with an accurate assessment of your property's rental value and general letting advice.

Stage 2: Selecting Your Agent
When selecting a letting agent it is advisable to consider a number of factors including: whether they are regulated by a recognised governing body, transparency over fees, opening hours and willingness to conduct viewings out of hours, the depth of marketing your property will receive and how thorough they are in qualifying tenant applicants. 

Stage 3: Presentation of Your Property

Downloadable colour brochures and optional floor plans are also available to enhance the appeal of your property. Our brand new and easy to navigate website will showcase your property 24/7 until it is let. Your property will feature on the most popular property portals including  Zoopla, Mouseprice, FindaProperty and Primelocation. 95% of all property searches are now done online!   

Stage 4: Safety Regulations
As a landlord, you have many legal obligations and regulations that you must comply with, including the provision of an Energy Performance Certificate prior to marketing your property, on-going Gas Safety regulations, a duty to ensure the electrical wiring and installations are safe and furniture and furnishings comply with fire safety regulations. Our professional team will advise and help you to comply with your obligations and arrange the necessary inspections where relevant.    

Stage 5: Accompanied Viewings
To be able to let your property faster, we will carry out an unlimited number of accompanied viewings including evenings and weekends. In a fast market this can often be the difference between securing a suitable tenant and losing them to the competition!

Stage 6: Referencing Your Tenant
Once we have found a suitable tenant for you and with your agreement we will then instruct a professional referencing company to carry out in-depth references on the tenant, including Credit, Fraud, Electoral Role, Employment and Landlord References. If the references are acceptable we are then able to proceed to the next stage.

Stage 7: Property Management
If you instruct us to manage your property for you, we guarantee 24/7 professional care and attention of both your property and your tenant. We will take care of everything from the general administration of collecting the rent, handling tenant queries, carrying out interim visits, provision of monthly statements through to the arranging of maintenance work and the provision of after-hours Emergency services.

Stage 8: Tenancy Agreement
We will produce a comprehensive and legally binding Assured Shorthold Tenancy Agreement and will ensure that all of the necessary documents are in place and signed by both parties prior to the tenancy starting. 

Stage 9: Inventory/Schedule of Condition Report
Included within all of our managed services, we will provide both Landlord and Tenant with a professional, detailed and compliant Inventory report with circa 200 digital photos showing the contents and condition of the property at the start of the tenancy. We are also able to produce professional written inventories/schedule of condition reports for Let only instructions which will protect your investment even further. 

Stage 10: Rent and Deposit
Included within all of our services, we will collect the first months rent at the start of the tenancy and the security deposit which we will  then place with the Deposit Protection Service (DPS) for safekeeping and as required by law. As part of our Property Management services we will collect the rent on an ongoing monthly basis.

Stage 11: Tenant Check-In
Included within all of our services, we will meet your tenants at the property on the Check-In day and go through all of the necessary paperwork with them. We will take meter readings and ensure that notifications are sent to all of the utility companies and council tax offices, transferring the accounts into the name of your tenant.
