Step 1: Accurate Valuation

Step 2: Choosing Your Agent 
Choosing the right agent is vital to obtaining the maximum price for your property, you should consider how they will present your property, what marketing you will receive and are they available to conduct viewings evenings and weekends.  Please note: You are now legally required to have an Energy Performance Certificate (EPC) carried out prior to marketing your property for sale.  We can arrange this for you for a fee of £65+vat.  Please speak to a member of our staff for details.

Step 3: Find a Solicitor
It is advisable to find and instruct a solicitor at the same time you place your property on the market, as this allows time for the collection of necessary documents and helps to avoid delays. If required, we are able to recommend local Solicitors who will pro-actively see the legal sale of your property through to completion.

Step 4: Comprehensive Marketing

Step 5: Showing Your Property

Step 6: Receiving Offers
Once we have received an offer on your property we will contact you immediately and discuss the merits of the offer, also confirming the same in writing. 

Step 7: Agreeing a Sale
At the time you accept an offer it is important to agree: any items to be included within the sale price; a target date for the buyer’s survey on your property; a target date for the exchange of contracts; and a target date for the completion itself.  It would also be advisable at this stage to contact a local Removal Company for quotes and provisionally book a moving date in the diary.  We can provide you with a couple of recommended and trusted Removal companies upon request. We will advise you and negotiate on your behalf throughout the entire Sales process, keeping you informed at all times.

Step 8: Drafting Legal Paperwork
Once you have accepted an offer, we will inform both Solicitors’ of the agreed sale details. Your Solicitor will then send out a draft contract to the buyer’s solicitor who in turn carries out preliminary enquiries and local authority searches.  Supporting paperwork will be put together by your Solicitor ie. title deeds, seller’s questionnaire, planning consent, any guarantees, fixtures and fittings list, copies of leasehold agreements and share of freehold certificates if relevant. 

Step 9: Confirm your Moving Date with the Removal Company
Once you have agreed a date for Exchange of Contracts and Completion with your Solicitor, it would then be advisable to confirm your provisional booking with your Removal Company. If required, we are able to recommend local removal companies with excellent reputations for customer service.

Step 10: Exchange of Contracts 
Exchange of Contracts is the last stage of the legal process and occurs when all preliminary enquiries and local search queries have been agreed.  Many buyers will require a mortgage, so once the mortgage offer has been received, the buyer is then ready to exchange contracts with you, the seller. 

Step 11: Completion
This generally takes place a few days to a few weeks after exchange of contracts (but also can take place on the same day or even several months later) depending on each party’s requirements.
