Redstones guide to buying your home

Step 1: Register your Requirements
The first step in the buying process is to register your requirements with Redstones Estate Agents sidcup on 020 3151 6060. We look forward to hearing from you so that we can discuss your requirements and help you to find your perfect home. 

Step 2: Mortgage 
Even at this early stage we strongly recommend that you have your mortgage agreed in principle, having to arrange finances after you have found a property will delay the buying process and could result in you losing out to another buyer who is ready to proceed more quickly. Redstones have partnered with a select few Independent Mortgage who have access to mortgage products covering the whole of the market.  Please inform a Redstones member of staff if you would like to be put in touch with one of our trusted Mortgage contacts.

Step 3: Starting your Search
With your requirements registered you will receive a selection of properties that match your criteria. Whether you are looking for flats or houses for sale in LB sidcup or Dartford area an early viewing is recommended to stand the best chance of securing the property that is right for you. 

Step 4: Viewings
We are available to carry out viewings at times convenient for you, including after work and at weekends by prior appointment. 

Step 5: Making an Offer
Once you have found your ideal property, we will immediately put forward your offer to the seller both verbally and in writing, any offer is subject to contracts being signed. 

Step 6: Sale Agreed
Once your offer has been accepted by the seller, you will need to instruct a Solicitor immediately to proceed with the legal paperwork (known as conveyancing). We have a selection of Solicitors that are experts in property transactions who we would be happy to recommend. Please speak to a member of our staff if you would like one of our recommended Solicitors to call you. At this time you must instruct your mortgage broker to proceed with your mortgage application and make arrangements for a survey. 

Step 7: Legal and Surveys
The seller’s solicitor will draw up a draft contract and send it to your solicitor, who in turn will check the contract, raise preliminary enquiries, local authority searches and check the title deed of the property. A surveyor, on behalf of the mortgage lender will book a survey to advise on the property’s value and identify any structural problems. It would also be advisable at this stage to contact a local Removal Company for quotes and provisionally book a moving date in the diary. We can provide you with a couple of recommended and trusted Removal companies upon request.

Step 8: Contract Approval and Mortgage Offer
Once the results of the local searches and answers to preliminary enquiries have been received your Solicitor will approve the contracts.  The formal mortgage offer will be sent to your Solicitor for you to sign. Once returned signed, your mortgage is then in place and you are then ready to exchange contracts. 

Step 9: Confirm your Moving Date with the Removal Company
Once you have agreed a date for Exchange of Contracts and Completion with your solicitor, it would then be advisable to confirm your provisional booking with your Removal Company.

Step 10: Exchange of Contracts
The contract needs to be signed by you and the seller. A deposit (usually 10% of the purchase price, but can be less) is transferred to the seller's Solicitor. The date for completion (the day you usually move in) is then set. 

Step 11: Completion
This generally takes place a few days to a few weeks after exchange of contracts (but also can take place on the same day or even several months later) depending on each party’s requirements. The balance of monies are transferred from your solicitor to the seller's solicitor and all matters are now concluded.
