The Letting process - Information for Landlords

1. Accurate valuation

This first step in the process is one of the most important.  We work with you to ensure your property is valued correctly.  An inaccurate valuation could result in you not receiving as much rent as you should, or worse, not receiving any if the property is empty.  We use our knowledge and experience to accurately present the rental value of your property.


2. Selecting an agent

There are some important factors to consider when selecting your agent, such as when are they available for viewings and how will your property be advertised?  At Redstones we offer evening and weekend viewings, as well as extensive and professional property marketing.  This includes professional photographs, detailed property descriptions and floor plans as well as extensive advertising on all major property portals and social media.

3. Safety Regulations

As a landlord you have many obligations and regulations you must comply with, including gas safety regulations, electrical installations and fixtures and furnishings supplied for the tenancy.

4. Referencing your tenant

5. Property management

6. Tenancy agreement

7. Inventory

A detailed inventory is extremely important in order for you to accurately assess the condition of your property and avoid disputes.  As standard we provide you with a detailed digital inventory, including photographs, showing the contents and condition of your property prior to the commencement of the tenancy.  Both you and your tenants will be provided with a copy of this.

8. Rent and deposit

Redstones will collect the advance payment of rent at the start of the tenancy and the security deposit.  As legislation stipulates, Redstones, where relevant, will place the deposit within a deposit protection scheme (DPS) and manage the process of dealing with this and returning it minus any deductions.

9. Check in

We will ensure that the tenancy agreements have been signed and will also write to the utility suppliers and council tax office, transferring these into the name of your new tenant.

All that is left to do is hand over the keys and congratulate you; your property is now let!
