Tenant Fees

The asking rent does not include any of the below fees, however depending on your circumstances and the property that you apply for, we may apply the following fees (shown inclusive of VAT):  

- Application fees 
   
- Head Tenant Application fee £150   

- Referencing fee including immigration status, residency, credit/fraud checks, employer/prior landlord references, plus contract negotiation, arranging/preparing tenancy documentation and digital inventory.  

- Second/Third Tenant Application fee £80 (Per additional tenant aged 18 years or over) For referencing including immigration status, residency, credit/fraud checks, employer/prior landlord references, plus contract negotiation, arranging/preparing tenancy documentation.  

- Guarantor Application Fee £90 (As required) For referencing including immigration status, residency, credit/fraud checks, employer/prior landlord references, plus preparing the deed of guarantee as part of the tenancy agreement.  

- Check In Fee £60 To go through the check in process with a tenant, ensuring the understanding of paperwork and responsibilities on both sides of the agreement.  

Future Charges Notice Either:  

- Tenancy Renewal Fee £60 (Per tenancy, when renewing under a Fixed Term AST) for contract negotiation, preparing new agreements and obtaining signatures from all parties.     

OR  

- Check Out fee £60 

Payable only if the property is managed by Redstones- for checking the condition of the property on expiry of the tenancy and negotiating the release of the deposit. (Standard Deposit: 1½ month’s rent  

Pet Deposit: Agreed with the Landlord on a case by case basis Your deposit will be protected with the Deposit Protection Service (DPS) where properties are managed by Redstones).
